• Undertake minor and major repairs, from light bulb changing through to external refurbishments. Taking great care to select local traders and contractors where possible who can give a fast responsive service.
• Keep all owners informed of estate management rules for the benefit of everyone.
• Organise maintenance and cleaning of the communal areas so that a homely environment is kept.
• Where appropriate provide on site staff.
• Organise annual meetings of all owners so that the statutory obligations of the Company are maintained and to hold a residents meeting at the same time so that owners may decide the levels and standards of maintenance which they wish to have around their homes.
• Collection of rents and service charges on a regular basis. It is our policy to open separate bank accounts for each property under management.
• Provide a transparent service which ensures that you know you are being managed without constant intrusions into your day-to-day life.
Developer of New Schemes:
We like to be involved in a new scheme as early as possible so that we may provide advice and recommendations on proposals as no two schemes are the same and we do recognise the struggle developers have with meeting various planning requirements. It is important for us to be involved from the outset where major plant such as; lifts, entrance gates, sewage disposal etc are concerned as high service/maintenance performance will be required by us.
We like to meet a representative on site when the common areas are completed, to ensure a smooth handover procedure. At this stage we hope that any defects or matters requiring further attention are dealt with quickly.
